Phase 1: Conceptual Meeting
This phase of the project begins with collecting and analyzing the information from the client. This includes identifying and organizing personal objectives, space functions, daily routines, family size and how these relationships and spaces interact with one another. All these considerations lend themselves to creating the first conceptual floor plan. All the while, as these interior spaces are being considered, we can also extend our imagination and project these spaces beyond the interior and being to shape the exterior facades. Architecturally the project begins to evolve.
The conceptual meeting takes 60-90 minutes and we will discuss what is needed for the following steps:
- Feasibility studies and assessment
- Concept design/outline design
- Design development
- Construction data
- Construction procurement
- Inspection
- Post-occupancy evaluation
Phase 2: Design, Plan and Develop
The next phase is where In-Design takes your list of preferences and ideas and begins to design, plan and develop your ideal home. We combine your ideas with practical concerns such as cost analysis and land use. The construction plans created by In-Design are used by builders as a step-by-step guide on how the look and details of the building will play out. Plumbing, heating, electrical, ventilation and structural systems all must interact in such a way as to ensure accuracy and quality of the finished product. This is a top priority of our philosophy.
In-Design keeps up-to-date on ever changing local building codes, fire regulations, zoning laws and city ordinances, all of which are considered when drafting the plans. If there are issues related to codes, regulations or permits, Jim can help navigate to a successful resolution.
Phase 3: Plan Review
At the plan review, you will see the drafted Auto-CADD plans and elevations of your new home and we will discuss any revisions of the floor plan, the size and specifications, and the layout. We then return to the “drawing board”, if needed, so that any change in layout will not compromise the architectural elements of the structural integrity of your home.
Phase 4: Final Design
After the conceptual plans and elevations have been finalized, the creative process turns to the final phase – architectural plans and construction documents. This phase involves more technical development but still encompasses evolving creative details that may need to be tweaked or adjusted to better the plan and fully realize the client’s dream. The final plans will provide all the information necessary to cost, permit and build. The final plans consist of foundation plan, floor plans, elevations, roof plan, and detail cross sections.
Phase 5: Pre-construction and Specifications
After final approval of the home plans, we are ready to discuss the next steps. Choosing the right builder is necessary to enhance the building experience and ensure your dream design is fully realized. Selecting the right materials is essential to giving your home the look and feel you desire. We help prepare for necessary permits by paying strict attention to the code regulations of home construction in your area. Jim can also meet with the builder pre-construction to go over the plans and make sure the builder understands and implements the client’s wants and needs.
Phase 6: Follow-up Services and Inspection
Jim is always available to consult with your builder to ensure accurate adherence to the plans. If desired, he can perform in-house building inspections during the course of the construction. Our goal is for you to love the home you have designed and we will do whatever we can to make that happen.
